Tiburon is a peninsula, so most of the town is close to water on at least one side, and the houses out along Paradise Drive and down toward Reed Ranch take salt air year round.
Salt air matters after a leak for a reason people do not expect, and it is not just the drying. Salt holds moisture and it is hard on metal, so fasteners, brackets, and anything steel inside a wall that has been wet will keep corroding after the wood is dry if the salt is left in place. The other Tiburon pattern is hillside drainage. Water coming down a slope finds the uphill wall of a house and sits against it, and if the drainage behind that wall has failed, you get a slow quiet problem instead of an obvious one. Those are the ones that turn into mold.

Water moving downslope through soil reaches the uphill wall of a house and pushes against it, and if the drainage behind that wall has failed or was never adequate, it comes through the wall rather than around it. It shows up as damp at the base of a wall, efflorescence on concrete, or a smell in a room nobody uses. The extraction and drying side of that is ours. The cause is not. Fixing it properly means work on the exterior, a functioning drain behind the wall, and grading that moves water away from the structure, which belongs to a drainage or foundation contractor. We will dry what is wet and tell you plainly that it will be wet again if nobody addresses the outside. Recommending a drying job as a solution to a drainage problem would be a good way to be back here next winter.
A fair number of Tiburon and Paradise Drive houses have no practical truck access, and that changes how a job runs. Truck-mounted extraction is not an option when the truck is a hundred yards and forty steps away, so the work goes to portable extractors carried in, which are slower and need more trips. Drying equipment draws real power, and older houses out here often do not have the circuits to run a full set without tripping something, so part of the setup is working out what can run simultaneously and sometimes bringing our own distribution. None of that changes the standard the house has to reach. It changes how long it takes and what the labor line looks like, and we would rather walk it and tell you that up front.
